Home bonus 2024: here is our update on confirmations, news and stops. Deductions for home renovation, energy saving and removal of architectural barriers remain on track (in a very reduced form). Concessions for under 36s and on green houses stop.
The new year begins and - as usual -
the 2024 home bonuses also change : in this article we will see together which
concessions are still in force and which have been reduced or completely eliminated.
Let's start with the measures that do not change: among the confirmed
tax deductions there are the
home renovation bonus and the ecobonus . In fact, these bonuses remain equal to 50 and 65% of the expenses (they rise to 85% in the case of the redevelopment of condominiums).
The famous
mobile bonus also remains active, however in its more "limited" version: in fact the spending ceiling from 1 January 2024 amounts to 5,000 (previously it was 8,000 euros).
The architectural barrier bonus has also been restricted, which loses a large part of the work permitted until last year, as has access to the transfer of credit and the use of the
invoice discount.
Finally, in this initial summary we remind you that, in addition to the
stop to the 110 percent superbonus , from 1 January 2024
the bonus for young people under 36 for the purchase of their first home will also cease . Equal reduction in
subsidized VAT on
green homes.
Let us therefore proceed with a more in-depth analysis, done point by point, on the different 2024 home bonuses.
The 2024 home bonuses confirm the deductions for renovation, furniture and energy saving
The renovation and ecobonus bonuses remain in force
until 31 December 2024 : there are no changes to the percentage of deduction and admitted expenses.
Next year marks the end of the period in which it is possible to take advantage of the advantages offered for the
installation of gas boilers , in consideration of the new directives established by the Green Houses Directive, which from 2025 provides for the cessation of public support for this type of investments.
This is not the only news to follow, but it adds to the observation of the possible additional concessions provided for condominiums that carry out energy efficiency improvement interventions.
With
the reduction of the 110 percent superbonus to the 70 percent deduction , planning projects that also concern the building envelope, for which the deduction rises up to 75 percent, becomes more convenient. Furthermore, if these interventions also include anti-seismic improvements (
sismabonus ), it is possible to benefit from an enhanced bonus of up to 85 percent.
With the 2024 home bonus, deductions for furniture and removal of architectural barriers decrease
The furniture bonus was confirmed in 2024, although
with a lower limit than the 5,000 euros foreseen from 1 January, instead of the previous 8,000 euros until 31 December 2023.
The deduction, which corresponds to 50 percent of the expenses incurred, will therefore be limited to a maximum of 2,500 euros, instead of the 4,000 euros of the previous year. These changes, as foreseen in the last Budget Law, will have a significant impact.
The Government has also decided to review the bonus for the removal of architectural barriers: in fact, until last year this 75 percent deduction
could also be used for the replacement of windows (
bonus fixtures ) and for the renovation of bathrooms, provided that they conformed to the established standards.
Legislative decree no. 212 of 29 December 2023 made changes to the rules relating to the relief, which will only be granted for works involving stairs, ramps, lifts, stairlifts and lifting platforms. In any case, compliance with the specific requirements for the elimination of architectural barriers must be certified by qualified technicians.
There is also
news regarding the possibility of opting for credit transfer and invoice discount . These options will be limited to work carried out on condominiums (mainly residential) and will be available to low-income earners and people with disabilities.
Home bonus 2024: stop to benefits for under 36s, green homes and 110 percent superbonus
Starting from 1 January 2024, the
enhanced first home bonus for young people under 36 will no longer be available for property purchase deeds. This means that this relief will no longer be applicable to new trades made after this date.
The package of interventions of the
2024 Budget Law did not include the extension of the full exemption from registration, mortgage and cadastral taxes and VAT for holders of ISEE up to 40,000 euros.
Therefore only the ordinary
first home bonus will remain in force, which reduces the taxes due but does not cancel them completely. However, the possibility of accessing mortgages guaranteed by the State through the Consap Fund has been confirmed, maintaining this opportunity for citizens.
The end of the green case bonus is sanctioned, the deduction from the IRPEF of 50 percent of the VAT paid for the purchase directly from the builder of homes in
energy class A or B. This relief was in force until 31 December 2023, but it will no longer be available from that date.
The 110 percent and 90 percent superbonus will be discontinued , and in general, for condominiums, a reduction of the subsidy to 70 percent is expected, which will drop to 65 percent in 2025. For detached houses and single-family homes, it will not be It is no longer possible to access these deductions since the benefit was discontinued at the end of the previous year. These changes will significantly affect tax breaks for building renovations.
Home bonus 2024: increase in withholding tax on bank transfers from March
Finally, we would like to point out that a further innovation relating to home bonuses has been introduced in the 2024 Budget Law.
From March 1st, the
increase in withholding tax made on bank transfers for tax deductions will rise from 8 to 11 percent. This concerns the famous "
talking transfer " that taxpayers must use to benefit from tax breaks.
As a result, the government will withhold a larger percentage of the amount paid by customers to businesses, and this measure undoubtedly falls into the category of new taxes and additional charges that businesses will face from January 1st.
